The Herald examiner building

Designed by famed California architect Julia Morgan for William Randolph Hearst's Los Angeles Examiner newspaper, The Herald Examiner Building is an architectural masterpiece in the Spanish Colonial Revival style. Preserving its historic nature, while paying homage to the original spirit of its design, The Georgetown Company worked with Gensler to transform the iconic Building into a distinctly modern workplace environment and unparalleled retail and restaurant opportunity.

Over 90% leased, the Herald Examiner Building has only two ground floor retail or restaurant spaces remaining. These unique corner spaces, with soaring ceilings, grand arched windows, the ability to create outdoor seating, and located directly across the street from both the Proper Hotel and the Hoxton Hotel are ideally suited for a dynamic restaurant.

Burgeoning Broadway

Centrally located in the South Park neighborhood of Downtown LA, The Herald Examiner Building benefits from its location in the burgeoning Broadway Theater District with walking proximity to myriad residential choices, amenities serving every income bracket, and ease of access via major freeways and public transportation. The Proper Hotel and Hoxton Hotel are located directly across from the building, and the Ace Hotel is just a couple of blocks down Broadway. Retailers near The Herald Examiner Building, include Aesop, PacSun, and West Elm, as well as a number of highly coveted restaurants like JOEY, Pine & Crane, Cara Cara, Birdies, Master Burger, and Zinqué DTLA. The planned Downtown Streetcar is expected to take tenants and visitors directly from its stop at the Building to the Metro station, Crypto.com Arena, Financial District, Historic Core and Bunker Hill with a park-once and travel-extensively solution. At the confluence of the Historic Core, South Park, and the Fashion District, The Herald Examiner Building is a shining example of why GQ Magazine named Downtown LA "the coolest downtown in America". Boasting a 91% occupancy rate, 4,300 new residential units are under construction or recently completed downtown and another 28,000 are proposed.

Recent DTLA Developments

There is approximately three million square feet of commercial development underway or recently completed; in addition to over 10,000 residential units in the immediate area of The Herald Examiner Building.
